Preparing for a Day of Multiple Showings

When you’re preparing to sell your home, few moments carry as much weight—or excitement—as a buyer stepping through the door. Listing photos may spark their interest, but the inperson experience is what truly shapes their decision. That first impression matters, and a lot can hinge on getting it right.

Now imagine not just one showing, but several scheduled on the same day. That level of activity is a great sign—your home is generating real momentum. Multiple buyers touring backtoback signals strong interest, and agents know it. With everyone aware that others are considering the property, motivated buyers often feel the urgency to act decisively, sometimes even more competitively. In the right conditions, that energy can set the stage for stronger offers and the possibility of a bidding environment.

Here’s how you can prepare:

  • Start your preparations well in advance. Ideally, you’ve already completed any major repairs or cosmetic fixes your home may need. Make sure your home and property are clean and presentable the day before. The last thing you want is having to scramble to make sure everything is ready the morning of the viewings.. If necessary, make a checklist of everything that will need to be done. Do a walk-through of your home to make sure that everything is ready to go: from cleaning and de-cluttering, to opening the blinds and turning on the lights.
  • Prepare to be away for the day. Viewings can end up taking a lot of time, and depending on how many viewings are scheduled and how they go, it may be many hours before you’re able to return. As such, plan your day accordingly- have something to keep your mind occupied, but be sure to remain available should your agent call you with any news or questions.
  • Confirm schedules. Make sure you know when the first potential buyers are set to arrive, and plan accordingly.
  • Be realistic with your timeline. How long will it take for you to leave before the first viewing? Some buyers might feel awkward if they run into you as you’re heading out. At the same time, understand that some viewings will go overtime. A good guideline is to plan to leave at least a half-hour before an appointment, and arrive at least half an hour after the last appointment is scheduled to end.
  • Be Flexible. More buyers might show interest, so allow “squeeze in” appointments during the day.

 

A day full of multiple viewings might be busy- but it can often result in finding a motivated buyer who’s ready to deal. Like most things in life, a little preparation and patience can go a long way in making the most of the situation. Just like a first date- viewings are an important opportunity to make a lasting impression- so do everything you can to make sure it’s a great one!
