Buying a Home in the Fall

We don’t always get to choose when we’ll be shopping for a home. While many buyers and sellers like to do business in the hot spring and summer markets, there are still plenty who will find themselves in the market for a new home in September, October, or November. These traditionally “cool” months for home purchases might just be one of the best hidden gems, and make for a great opportunity for buyers looking for a bargain deal. As the number of buyers decreases, fall means less competition for the remaining summer inventory, alongside any new inventory that appears- without having to deal with inclement winter weather. If you’re consider buying, now is a great time to start looking- you might be surprised at what you can find out there, especially if you’ve got a keen eye and a great sense of potential.

 

  1. The number one tip for fall buyers is to be prepared to move quickly. Whether you’re dealing with one of those left-over summer sellers, or someone who finds themselves needing to sell in a hurry, being able to move quickly can be a big benefit at the negotiating table. Get pre-qualified for a mortgage, and know your finances well. Don’t be afraid to start packing some items early. For an impatient seller, a motivated buyer can be a dream come true- and a great reason for them to soften on the price.
  2. Shop Around- While it’s true that there’s generally less inventory this time of year, there’s a decrease in demand too, which means home remain on the market for longer. What does this mean for you? Don’t feel inclined to rush into any purchase. Go through the usual checks like inspections and appraisals and understand that your offer may be the only one that seller receives. Don’t insult the seller, but be up front about willingness to negotiate.
  3. Speaking of inspections, home condition can become very apparent in the fall. While fall leaves might look pretty, damp and dreary days can minimize the “wowing” effects of curb appeal and help you focus on more substantial issues a home may have. Check a home top-to-bottom, looking for leaks and water intrusion that might come from those soggy days or clogged gutters. You’ll also be able to check both heating and air conditioning systems, to make sure that both are functional.
  4. Since school is in session, Fall makes a great opportunity to do a little research. Check out parents groups, or speak to administrators, faculty, or teachers to determine if the area’s schools meet your standards. You may even be able to tour the facilities.
  5. Purchasing a home may entitle you to tax benefits. If you purchase now, you can reap this rewards come tax time next year.
